Cotton Ridge Development is a fully licensed commercial property development site with no obstructions such as highline wires or trees in the immediate area. Exterior high-rise billboard signage is within City sign ordinance. In addition, Cotton Ridge is located within a TIF District (Tax Increment Financing), providing financing opportunities for new development.
The Opportunity Zones program encourages long-term investment and job creation in low-income areas of the state, by allowing investors to re-invest unrealized capital gains in designated census tracts. The state of Missouri submitted the 161 Opportunity Zones. Cotton Ridge Development is located in zone 960100.
Sikeston offers utility services provided by the City through the Board of Municipal Utilities (BMU). Cotton Ridge Development offers necessary utilities, including water, electricity, natural gas, sewer and telephone. Offering the lowest rates in the state of Missouri, BMU operates a 235-megawatt plant with a standby generation agreement in place to meet any need. Eight deep wells are in place to supply the city and a twelve-lift station system for wastewater treatment has a capacity of 4.4 million gallons per day. Area communications are supplied by AT&T and Big River Communications, both of which offer Fiber Optic Loop/DSL.

Marriott International will debut a dual-brand 102 room hotel as Fairfield by Marriott and TownePlace Suites in Cotton Ridge Development. Construction is expected to begin early 2023 with completion in spring of 2024. The hotel enhances Cotton Ridge which is currently home to Malco Theatres, Watami Sushi and Hibachi and Hampton Inn.
The spacious suites are slated to include a fully-equipped kitchen with refrigerator, cooktop, microwave and dishwasher.
